The accuracy and completeness of your report depend on the quality and legibility of the survey document you provide. Where a document is incomplete, poorly scanned, low-resolution, rotated, image-based, partially missing, or otherwise difficult to read, the report may be limited or may not capture every finding contained in the original survey. You are responsible for providing a complete and legible survey document. Any such limitations affecting your report will be flagged within the report where reasonably possible.
Survlex undertakes the review with the intention of identifying key factual matters contained within the documents supplied. However, no guarantee is given that all matters, issues, anomalies, omissions, or risks will be identified. The absence of any reference to a particular issue does not imply that such issue does not exist.
All information is provided on an information-only basis and is not intended to be relied upon as the sole basis for any decision. The user agrees that they do not rely on the information provided by Survlex as the sole basis for any decision and that independent professional advice should be obtained.
To the fullest extent permitted by law, Survlex excludes all liability for any loss, damage, cost, or expense arising from use of the service, including (but not limited to) financial loss, property-related issues, lender decisions, delays, or third-party actions. These are introductory promotional prices and may change at any time. The price payable is the price displayed at the point of purchase. Prices include the full analysis of the survey supplied and delivery of the report in accordance with these Terms.
Survlex aims to deliver your report within 12 hours from the moment your survey document is received (not from the moment of payment). While this is the standard delivery commitment, delivery times may be affected where a document is of poor quality, incomplete, illegible, or unusually large, or by other factors outside Survlex's reasonable control. In such cases Survlex will deliver the report as promptly as reasonably possible.
All payments must be made in full before any work begins. By placing an order and submitting your survey document, you expressly request that Survlex begins the service immediately, and you acknowledge and agree that the report may be prepared and delivered before the end of the 14-day cancellation period that would otherwise apply under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
You acknowledge and agree that, because you have requested immediate commencement, your right to cancel under those Regulations will be lost once the report has been delivered, and that where work has begun but the report has not yet been delivered you may be required to pay for the work already carried out.
Due to the personalised nature of the service, refunds are not available once the report has been delivered. Refunds may only be considered at the sole discretion of Survlex in the event of duplicate payment or a failure to deliver the purchased service.

All reports and materials provided by Survlex are for the purchaser's personal use only. They may not be copied, shared, distributed, reproduced, or resold without prior written consent from Packlex Ltd.
Nothing in these Terms & Conditions, any report produced by Survlex, or any content on this website creates a professional-client relationship, including (but not limited to) surveyor-client, solicitor-client, or adviser-client relationships, nor does it create any duty of care.

Your survey is processed through a structured, multi-stage system. This includes full document extraction (including section structure and surveyor observations), classification of findings by severity and inspection status, application of cost context based on UK residential repair data, and a verification layer to identify gaps, ambiguity, and missing information. Each stage builds on the previous one — ensuring consistency, coverage, and clarity across the entire document. This is not a single prompt or a basic AI summary.

Because each report is prepared individually for you, the service begins as soon as you submit your document and request immediate processing. For that reason, refunds are not available once your report has been delivered. Refunds may be considered only in the case of a duplicate payment or where we fail to deliver the report you purchased. We do not provide refunds simply because you disagree with the content, a particular issue was not identified, you decide not to proceed with a purchase, or professional advice differs from the report.
